How Aegis Vets a Property
Every listing under the Aegis banner — whether we represent the seller directly or introduce it to buyers off-market — passes through the same evaluation before it earns a place here.
Title & ownership review
Chain of title, existing liens, easements, and any recorded restrictions get pulled before we take a listing to market. Anything unusual gets addressed with the seller and their attorney before the property is publicly represented.
Comparable sales analysis
Honest pricing analysis using recent local comparables adjusted for lot, square footage, condition, and view. If our number is meaningfully different from the seller's target, we say so before we list — not two months into a stale listing.
Physical & disclosure review
Walk-through condition assessment, review of any prior inspections, and preparation of the required California disclosures (TDS, SPQ, NHD, and any HOA package for condos). We flag deferred maintenance up front so buyers do not discover it during the inspection contingency.
Presentation & marketing
Professional photography, considered staging where it moves the needle, and marketing calibrated to the property. Not every listing needs the same treatment — a luxury coastal home and a starter condo do not attract the same buyer, and we plan accordingly.
Not Everything Is on the MLS
Some of the strongest deals in Southern California never touch the public market. Sellers who want to move quietly — sensitive personal timing, estate transitions, or avoiding the disruption of open houses — often prefer to work through their broker's network first and skip the MLS entirely.
Aegis maintains relationships with property owners, other brokers, and institutional sellers across Orange, LA, and Riverside counties. When a qualified buyer client of ours matches a property we know about but that is not publicly listed, we make the introduction. When one of our seller clients wants a quiet sale, we source qualified buyers through the same network.
If your acquisition criteria are specific enough to warrant an off-market search — a particular submarket, price band, property type, or investment profile — reach out. We do not maintain a general "off-market alerts" mailing list because most of what we surface for clients is intentionally not shared broadly. Real off-market work happens in a conversation.
