Frequently Asked Questions
What is a 1031 exchange, and how does Aegis help?
A 1031 exchange (named for IRS Code Section 1031) lets you defer capital gains tax by reinvesting proceeds from an investment property sale into a new investment property. Aegis coordinates the process end-to-end: identifying replacement candidates, working with your qualified intermediary, hitting the 45-day identification and 180-day closing deadlines, and closing on the replacement. Consult your CPA or tax advisor for the tax specifics.
Do you work with out-of-state investors?
Yes. Many of our investor clients are based outside California but want Southern California exposure. We handle remote showings, video walk-throughs, local inspection coordination, and closing logistics so you can invest from anywhere.
What kinds of investment properties does Aegis specialize in?
Small-to-mid-size multifamily (5–50 units), mixed-use, retail centers, and income-producing single-family portfolios. We also source off-market opportunities not listed publicly through our broker and owner networks.
How do off-market opportunities work?
Some of the best deals in Southern California never hit the MLS. Aegis maintains relationships with owners considering a sale but not ready to publicly list, and we surface these to qualified investor clients who match the property. Reach out to be added to our off-market circulation.
What returns should I expect on Southern California multifamily?
Cap rates and cash-on-cash returns vary widely by submarket, property age, condition, and financing structure. Rather than quote a range that would rarely apply to your specific situation, we walk through actual comps and pro-formas for the properties you're evaluating. Book a consultation for a realistic picture in your target market.
Do you help with legacy planning and generational transfers?
We're not attorneys or tax advisors, but we work alongside your estate planning team on the real estate side: valuations, family-limited-partnership structures, sale vs. hold analysis, and coordinating title transfers. If you don't have an estate attorney or CPA, we can refer trusted local professionals.
Is Aegis a fiduciary?
As your representing broker in a real estate transaction, Aegis owes you fiduciary duties under California law — loyalty, disclosure, confidentiality, obedience within legal limits, reasonable care, and accounting. This applies whether we're representing you as buyer, seller, tenant, or landlord.
